Short answer: how do you calculate landed cost for construction materials?
Add the goods value, origin and route costs, duty, destination fees, inland delivery, and non-recoverable import VAT on one controlled buying-unit basis. Then divide by the units the buyer models as usable for the comparison—not only the quantity ordered.
Accepted buying units = ordered buying units − modeled unusable units.
Economic cost per accepted unit = economic landed cost ÷ accepted buying units.
Unusable units can represent a buyer-entered scenario for damage, rejection, short delivery, unmatched components, or another defined usability loss. It is not a universal construction-product allowance or a forecast.

What the construction landed-cost model includes
The customs-value planning base combines goods value, origin costs, main freight, insurance, and any entered customs-value-only adjustment. Duty is applied to that planning value. The simplified import-VAT base also includes duty and the entered destination handling, broker, and inland-delivery amounts. The adjustment changes the modeled duty and VAT bases but is not automatically counted again as a logistics or cash line.
Economic landed cost excludes import VAT only when the buyer marks it recoverable. Cash required still includes the modeled import VAT. Treatment, timing, deductibility, valuation additions or deductions, and the applicable rate vary by transaction and destination, so replace the planning structure with current broker- and adviser-confirmed rules before committing.
For covered iron, steel, aluminium, or cement goods, keep customs-day cash separate from the later certificate obligation. Why cost per ordered unit can hide construction-import loss
Dividing by the purchase-order quantity assumes every unit arrives, matches the controlled product, and can be used or sold. A construction buyer may instead need a scenario for damaged tiles, rejected profiles, incomplete sanitaryware sets, short-delivered components, or units outside the agreed acceptance basis. Showing both denominators keeps that assumption visible.
Do not enter a habitual percentage and treat it as evidence. Define what “unusable” means for the product, connect it to packing, inspection, claim, replacement-lot, and acceptance records, and compare suppliers on the same controlled basis.
